The limited availability of space in inner cities has become an increasingly important issue in urban planning in recent years. Creative approaches to the efficient use of space, such as the combined use of space for different purposes have gained enormous importance.
Based on our internal concept studies on the combination of sports and retail use, we have developed planning approaches for the concrete implementation of such a concept in cooperation with a large German retail company and AS+P.
In addition to legal issues, a detailed location analysis including market and demand analysis was carried out in order to optimise the range of offered sports and to create offers for broad user groups. Relevant stakeholders such as local sports organisations, city authorities and residents were involved in the planning process and were able to contribute their respective demands and preferences. A modular concept for sports use was developed so that the application can be flexibly adapted to local conditions at different locations. In addition, initial cost estimates, financing approaches and visualisations were developed.
