The Vonovia Ruhr­sta­dion, which is owned by the city of Bochum, is loc­ated around one kilo­metre east of down­town Bochum and serves as the home ground for VFL Bochum. The sta­dium's sig­ni­fic­ance in terms of sport­ing his­tory and its rep­res­ent­at­ive loc­a­tion on an import­ant city axis in Bochum make the sta­dium an import­ant place of iden­ti­fic­a­tion in the urban fabric. How­ever, due to the build­ing struc­ture, some of which is over 40 years old, and the out­dated build­ing tech­no­logy, there are con­sid­er­able restric­tions in the sta­dium and event oper­a­tions.

In terms of an invent­ory-ori­ented ana­lysis and struc­tural optim­isa­tion of the Vonovia Ruhr­sta­dion, PRO­PRO­JEKT was com­mis­sioned with the plan­ning office AS+P Albert Speer + Part­ner GmbH and the engin­eer­ing com­pany Can­z­ler GmbH to develop a tech­nical due dili­gence and a renov­a­tion concept. PRO­PRO­JEKT val­id­ated the expec­ted con­struc­tion costs of the renov­a­tion concept cal­cu­lated by AS+P and Can­z­ler. Fur­ther, a con­struc­tion cost fore­cast and index­ing with dif­fer­ent scen­arios was elab­or­ated.
