Sports on Top — Com­bin­a­tion of sports and retail for effi­cient use of lim­ited space

The lim­ited avail­ab­il­ity of space in inner cities has become an increas­ingly import­ant issue in urban plan­ning in recent years. Cre­at­ive approaches to the effi­cient use of space, such as the com­bined use of space for dif­fer­ent pur­poses have gained enorm­ous import­ance.

Based on our internal concept stud­ies on the com­bin­a­tion of sports and retail use, we have developed plan­ning approaches for the con­crete imple­ment­a­tion of such a concept in cooper­a­tion with a large German retail com­pany and AS+P.

In addi­tion to legal issues, a detailed loc­a­tion ana­lysis includ­ing market and demand ana­lysis was car­ried out in order to optim­ise the range of offered sports and to create offers for broad user groups. Rel­ev­ant stake­hold­ers such as local sports organ­isa­tions, city author­it­ies and res­id­ents were involved in the plan­ning pro­cess and were able to con­trib­ute their respect­ive demands and pref­er­ences. A mod­u­lar concept for sports use was developed so that the applic­a­tion can be flex­ibly adap­ted to local con­di­tions at dif­fer­ent loc­a­tions. In addi­tion, ini­tial cost estim­ates, fin­an­cing approaches and visu­al­isa­tions were developed.
